Overall Findings
Financial Impact Upon Municipality
The 2006 property taxes paid by more than 91% of the interviewed industries were in excess of $2,250,000.00. This amount represents more than 99% of the total industrial assessment for 2006 of approximately $2,265,000.00. Property taxes for the remaining 7.84% of the industries interviewed are undetermined and more probable than not, collapsed into their leases.
Of the 24 industries that participated in the BR+E Study, 18 supplied information relative to employment. Of the 18 interviewed, this sector injects in excess of $41,000,000 annually back into the community, through employment dollars, creating a significant retail pull effect for other businesses.
Overall, this sector did not identify a need for “housing”, as it was felt that their employees generated enough earnings to provide adequate housing opportunities. Additionally, in excess of 80% of this labour force resided in Collingwood.
Nonetheless, this sector expressed concern that the present local housing inventory will soon be exhausted and not accessible to their employees. In this regard, current and future housing development proposals in both the sale and rental markets appear geared to a higher than average income and/or retirement market.
